    Alright let’s dig into the 3 special financing programs available right now for buying a new home with ZERO MONEY DOWN…

    #1: USDA LOANS


    What it is: USDA loans are funded by the US Department of Agriculture. They’re available in specific regions across the country. Most of Shasta and Tehama county qualify, if you are looking in Redding it can get tricky.  They’re made for borrowers in mostly rural areas who might not otherwise qualify for a traditional loan. Loans are backed by USDA-approved lenders (similar to FHA-backed loans). You can check to see if you’d qualify by checking the eligibility site.

     

    What you need: There’s no down payment required for a USDA loan. Most lenders require at least a fair credit score.

     

    Who it’s good for: Families in rural areas as long as you meet income and location limits.

    Who should skip it: Those who don’t meet the location and income requirements. If you qualify for one and not the other, you also might want to look into alternative loan options.

    #2: Redding CHF loans (CRHMFA California HomeBuyers Fund)

     

    What is it:  The CHF loans (CRHMFA) program has a number of benefits: It’s a grant program that does not have to be paid back.  It can be up to 5% of the loan amount and can be coupled with a variety of different loan programs to reduce your down payment requirement to less than 1%

    What you Need:  There are income limitations for the Redding (Shasta County) CHF grant, and you must follow standard FHA guidelines for qualifying.  You must have a FICO score of 640 or above.

     

    Who Should Skip it:  If you are buying a second home or investment property this won’t work for you.  They are a little more restrictive on Debt to Income Ratios so you may not qualify for as much home as you would like.

    #3: CalHFA Grant Program

    What it is:  CalHFA is a FHA loan coupled with a grant for 3% of the down payment.  So, the down payment requirement is .5% of the purchase price.  It’s a great loan that doesn’t have the location restrictions of USDA and Higher Debt ratios, so you can qualify for a larger loan amount.

    What you need: .5% of the Purchase Price for your Down Payment.  Most lenders require at least a fair credit score

    #4: VA LOAN

    What it is: VA loans are offered through the US Department of Veterans Affairs. Military veterans, those in active duty or in the reserves qualify for VA loans.

    What you need: There’s no down payment or minimum credit score requirement to get a VA loan.

    Who it’s good for: Those who serve or have served in the military.

    Who should skip it: Borrowers who aren’t in the military, obviously. VA loans are only good on primary residences so if you need funding for a second home or investment property, you’ll need to look at other options.

    #5: DR.’S ONLY $0 DOWN LOANS

    Doctors practicing or in residency may qualify for $0 down payment AND no mortgage insurance.

    Various loan terms available
    Mortgage insurance is not required
    Special financing for Doctors who have signed employment contract with a start date no less than 90 days from the note date.
